What a commercial reroof includes

We walk the roof, take core samples, and price the whole system. The scope you sign is the scope you get.

Core samples and a moisture check so we know what is under the membrane to give you an accurate quote.

Tear off to the deck, or a recover over the existing system when the roof when possible.

New insulation to the R value your code calls for, mechanically fastened or fully adhered.

Tapered insulation and new drain bowls anywhere water has been standing.

New flashing at every curb, drain, pipe and parapet, because that is where commercial roofs actually leak.

Permit pulled, engineering handled where the county wants it, and the manufacturer warranty registered in your name.

Staging and work hours set around your business, with the lot and the doors kept clear.

COMMERCIAL OPTIONS

Three ways to cover a low-slope roof

Roofer heat-welding a seam on a white single-ply membrane roof

TPO and PVC single ply

The workhorse on Florida flat roofs. Heat welded seams, a white surface that holds down the cooling bill, and a 20 year warranty on the thicker sheets.

Modified bitumen

Two ply torch down or self adhered, for roofs with foot traffic or a lot of equipment. Tough underfoot and easy to patch cleanly years later.

Worker rolling white silicone coating across a commercial flat roof

Coatings and restoration

Silicone over a roof that is dry and still structurally sound. Costs a fraction of a tear off, seals the seams and details, and buys you another ten years.

Maintenance and repairs

Most commercial leaks are a detail, not the whole roof

Nine times out of ten, water is coming in at a seam, a pitch pan, a rusted drain, or the flashing around a unit somebody set on the roof without sealing it back up. We find it, photograph it, and give you the repair price for approval before we begin.

We also offer a twice a year inspection, before hurricane season and after it. Drains cleared, seams probed, fasteners checked, with photos and a short written report for your file.
